The three different types of inspections available are: Pre-Purchase, Pre-Sale and Pre-Delivery.

What is a visual inspection?The inspector makes a visual examination, so without dismantling surface, to determine the general condition of the building and its components visible at the time of the inspection. The inspection is to detect deficiencies, determine the probable causes and propose appropriate corrective measures. A visual inspection cannot detect hidden defects how-ever; it can determine whether further investigation is required (expertise) for one or more components of the building.

A pre-purchase inspection is normally done after an offer to purchase is made. It is highly recommended to determine the condition of the building that we want to buy before going to the notary and completing the transaction. Also, this inspection helps us to determine if the sale price should be adjusted according to the discrepancies found during the inspection or not. The pre-purchase inspection is recommended by the CMHC, ACQC, banks and real estate agents (OACIQ).

A pre-sale inspection is done at the request of the seller before putting the property up for sale. This type of inspection is increasingly popular because it brings several important benefits to the seller. It helps the seller to better prepare the property for the market and know the exact condition of the latter in order to get its fair value on the real estate market. Also, this type of inspection allows the seller to make repairs, if necessary, before the sale to avoid lengthy negotiations with the buyer or be forced to adjust its selling prices based on discrepancies found during the inspection.

The pre-delivery is for new residential buildings. All new buildings should be covered by a guarantee which includes a pre-delivery inspection where the buyer, inspects the property before the contractor delivers the property. This inspection is to determine the work to be completed or corrected by the contractor, to detect structural defects and to determine the quality of construction.
